Shortlisted houses vying for the 2025 Victorian Architecture Awards

Thirty residences were shortlisted across the Residential Architecture – Houses (New), Residential Architecture – Houses (Alterations and Additions) and Interior Architecture categories.

An adaptation of a house originally designed by Graeme Gunn and a timber addition situated in an old apple orchard are among the 126 shortlisted projects across 15 categories in the 2025 Victorian Architecture Awards.

Thirty residences were shortlisted across the Residential Architecture – Houses (New), Residential Architecture – Houses (Alterations and Additions) and Interior Architecture categories.

Of the shortlisted residences, Gunn Ridge House by Kennedy Nolan appeared in the most categories. The project is a renovation to a residence that was originally designed by Graeme Gunn for his friend and colleague, John Ridge (Gunn, Ridge and David Yencken were the founders of the Merchant Builders). The house was shortlisted in three categories: Residential Architecture – Houses (Alterations and Additions), Interior Architecture and Heritage Architecture.

The Apple House by Sally Draper Architects was also included in the shortlist for Residential Architecture – Houses (Alterations and Additions), as well as the Regional Prize shortlist. This gable-roofed structure, situated in an old apple orchard, is a detached addition to an existing Alistair Knox-designed home.

Among the Residential Architecture – Houses (New) category was Terrace House by Rob Kennon Architects, a house in Fitzroy comprising three buildings separated by a garden and a light court. This project was also shortlisted in the Heritage Architecture category. Another contender for the Houses (New) category is Stumpy Gully House by Adam Markowitz Design with Stavrias Architecture, a family home on the Mornington Peninsula that features a linear design inspired by mid-century beachcomber architecture.

Four residences have made the shortlist for Interior Architecture, competing against seven non-residential projects.

The 2025 Victorian Architecture Award-winners will be announced at an awards night dinner on 27 June. State winners will be entered into the National Architecture Awards, to be announced in November 2025.
